Inspect TEXAS provides a better, more thorough inspection. We go beyond the Texas Real Estate Commission's Standard of Practice by taking the extra time and effort to check the foundation using a Digital Level System or Smart Level. The Smart Level will show raised and low areas in the slab. This information coupled with inspection of exterior exposed slab, interior walls, ceilings and exposed framing in attic, will help determine the foundation effectiveness. Any signs of deflection or movement will be noted in my report.
Inspect TEXAS will also go through the house using a Thermal Imaging Camera.
Thermal Imaging will be used only as a screening tool to show potential areas of concern which will then be inspected using a moisture meter. It can show moisture penetration under wood floors, behind drywall in walls and ceilings, missing insulation in walls and ceilings, overheated electrical components, AC Ducts in attic leaking cold or hot air etc.... Undetected moisture can lead to microbiological growth (Mold) and wooden structure decay.
Although the Texas Real Estate Commission does not require home inspectors to take foundation measurements or use thermal imaging, Inspect TEXAS is passionate about providing the best inspection possible and is concerned with the safety and wellbeing of our customers.
